Hi, Diane I served the New York City Police Department as a Detective. After twenty years of dedicated service I retired and sought a new life away from New York's brutal cold, high crime rate, high oil prices, high taxes, etc. I researched many areas including but not limited to Plano Texas, Lake Norman North Carolina, South Carolina, Pennsylvania, Arizona, Oviedo/Winter Springs and Lake Mary Florida. After thoroughly investing countless hours in research on separate search engines such as: Bestplaces.net, FBI's Crime Stats, Great Schools.com, zipskinny, cityratings.com, myflorida.com, reverse look-up etc. (aside from personal contacts with federal/local law enforcement), it was time to find a realtor. I quickly turned to "realtor.com" and thoroughly researched agents in the Florida areas of interest. I recalled emailing you a series of questions followed by phone calls. It was your quick and honest answer I remember most. At first I asked you questions knowing the answer ahead of time. I was waiting for a different answer; which I never received. I've interviewed and interrogated hundreds if not thousands of criminals committing all sorts of crimes--trust me I know when i'm being lied to......you have a honest approach to your business and that makes you priceless. Anelta, the kids and I are very happy in Oviedo. We love our schools, neighborhood, neighbors and of course our house. And thanks to you we are Floridians. In September of 2003 my husband and I purchased our first home from Diane Bonheim. We made a commitment to each other the December before to be in a home by that August. Unfortunately, we went searching on our own for the majority of that time and realized we needed help. And so it began, from the moment Diane came into our lives, the searching wasn't dreaded anymore. Yes, we still picked through many more houses but only because both Diane and I are very particular about things and weren't settling for anything less than what we knew was out there waiting for us. While the search went on Diane covered all the bases. She gave us contact information for Mortgage Brokers, Real Estate attorneys, Property Insurance agents, Inspectors, et cetera. She educated us in many areas like how to find public information on any particular property, how to deal with stubborn sellers and how to negotiate the asking price and contract. Heck, even when Diane's off she's still on. I say that because one Sunday when reading the paper she came across an article that she thought we should read so she cut it out and by Tuesday it was in our mailbox. I believe that kind of workmanship on Diane's part lead us to find the perfect home and a successful closing. Diane has continued working with us in the search for our investment properties and still contributes to educating us even further in buying and selling Real Estate. For those reasons (and many more) we get excited when the chance comes along to refer her to our family, friends, colleagues and whoever we come across that needs a strong go-getter to assist them in their Real Estate purchase. We had viewed a large number of houses up until this time and just never felt as though we had seen the "right" home. Being a realtor is a lot like being a blues musician. Anyone can be a realtor. But, very few people understand the profession well enough to be truly talented at it. When you are looking for a realtor, you do not need a salesperson. Anyone can sell you something, and if it isnt right for you, youve just committed yourself to something that will not make you happy. I moved to Orlando with no knowledge of the area, no understanding of the market, and no idea what was involved in buying a house. When looking for a realtor, what you really want is a real estate teacher. That is what Diane is, and that is why Diane is the B.B. King of realtors. I am admittedly a very tough customer. I fired four realtors before I met Diane. My first realtor attempted to convince me that every property we saw was a once-in-a-lifetime deal that I couldnt let pass me by. This was despite the fact that this first realtor did not show me a single property suited to my needs. The other three were just as bad sharing no knowledge whatsoever, finding random homes, or finding nice homes that were overpriced and about as suited to me as a fish is suited to a bicycle. I dont think that anyone can say this is the perfect home for you after knowing you for only a day. I would have gotten better service by reading the classified ads. Diane showed up at my office quite by chance and brought me to see a property, which she promptly refused to let me consider buying. She walked around the home, and spent her time telling me why this home was not the home for me. And so it went for five or six homes. I began to wonder if she even wanted to sell me a house! She was critical of every property we saw. This is overpriced, this wont have good resale value, this has some upcoming maintenance issues, you wont be happy here. She wasnt going to let me *settle* for a home with 90% of what it would take to make me happy. She could have spent much less time earning her commission by putting me in a home that was good enough. But, she was committed to finding me the perfect place. Diane spent weeks educating me about the home-buying process, and helped me to understand criteria that I previously wouldnt have even been able to articulate. A realtor that doesnt know her clients personality is never going to be able to find that client the right home. Throughout the home-search process, she was actively learning about me; probing me for information about myself, my tastes, and my lifestyle, and used that information to hone in on properties that were uniquely suited to me. For example, I am an avid cyclist. Diane eventually found me the perfect house for my lifestyle, complete with a bike trail that runs from within 200 yards of my front door to within 200 yards of my office! How many realtors dig that deeply into their clients needs? When we finally found that perfect house, the education continued. Diane educated me about the negotiation process and the work that comes after selecting a home. As a practicing Real Estate attorney, you would think that I would know a lot about buying a house. Dianes knowledge dwarfed my own, and she put that knowledge to work to handle every rough edge that came up. She anticipated every need, and usually had every matter handled to the point that all I needed to do was listen to her explanation and sign the papers. At every step of the way, I entered the process a novice and left an expert. Diane found me the perfect home, in the perfect location, the perfect size, the perfect condition, made it (on her end at least) stress-free, and most important, it was the perfect home for me. Last night, for the first time in my life, I slept in my very own house, and I slept like a rock knowing that I made a great choice, because I had the right guidance. Thank you Diane. Our first encounter with Diane was when we blindly called about one of her listings. During the search for a home, it quickly became apparent to me that Diane is extremely knowledgeable about her field. So many times when we were driving along, I would ask about a business, property, or neighborhood in an offhand fashion, and Diane would always have an answer. She not only knew the history, but she was also able to provide in depth knowledge about the surrounding areas.
After looking at nearly 50 homes, I finally found a property that suited all of my many needs. We put in a bid, but later found that the property had several liens against it. After about a month, it looked like I would not be able to obtain clear title to the property, so I was ready to wash my hands of the whole deal. When I informed Diane of my decision, she said: "Don't give up yet, James. I would not be satisfied unless I have done everything in my power to get you this house." I was impressed with her determination, but the problem was on the sellers' end. Well, you guessed it.
